The city is often cited as the first New Urban design. At the time of its construction, Walton County had no zoning ordinance, leaving Seaside's founders unencumbered by "traditional" zoning regulations. In the absence of these "traditional" regulations (minimum lot size requirements, separation of uses, and various other tools of government-based urban planning), Duany and Plater-Zyberk were able to lay out a unique, fine-grained development. Unlike other town planners, DZP hired architects such as Melanie Taylor and Robert Orr to do the actual building design. DZP has stuck to that regimen ever since and stakes its reputation strictly on town planning and coding. Seaside is primarily a vacation community, and its success has raised property values tenfold over twenty-five years. Nevertheless, it is possible to rent a cottage in Seaside for a week's vacation at a surprisingly affordable cost. As a result, many thousands of people have learned from Seaside and have helped their own communities become more pedestrian friendly, humane places. The Seaside Institute, which conducts seminars on urban design throughout the country has helped spread the ideas and refine the techniques of the New Urbanism. (Seaside's founder and master planners were among the founding board members of the Congress of The New Urbanism.) Other New Urbanist communities, like Celebration, Florida, learned from Seaside.
